service designed to help letting agents comply with Section 13 of the Renters\u2019 Right Act<\/p><p>LonRes has developed a new service designed to help its subscriber letting agents determine a fair open market rent &#8211; a central pillar of the Renters\u2019 Rights Act (RRA) which comes into force from 1 May this year.<\/p><p>From 1 May 2026 landlords, under Section 13 of the RRA, will only be allowed to increase rents once a year and crucially only raise them in line with local market rents.\u00a0 (for more details on Section 13 see Notes to Editors)<\/p><p>Determining what constitutes an open market rent can be a complex process.\u00a0 But under the RRA if a tenant believes a rent rise to be too high, they have the right to take their complaint to a first-tier tribunal which could be a lengthy process. \u00a0<\/p><p>To help drive transparency into the sector and to support lettings agents and their clients, LonRes has launched Rental Checker.\u00a0 Rental Checker draws on actual rents paid \u2013 as opposed to asking rents &#8211; from the LonRes system.<\/p><\/div>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>\u00a0<\/p><p>By keying in the postcode of a rental property, its floor space, number of bedrooms and bathrooms together with its rental value, Rental Checker searches like-for-like historic rental comparisons to derive an accuracy barometer.\u00a0 This tells a letting agent or landlord how close to an open market rent their property is compared to others in the area.\u00a0<\/p><p>The data, which includes the comparables, can be dropped into an agent\u2019s own-branded report which, with methodology, acts as an independent verification that the rent being asked, is fair and within open market range.\u00a0<\/p><p>Commenting on the service, Chris Welch, Director of Sales at LonRes said:<\/p><p>\u201cRental Checker helps letting agents advise their clients in setting rent increases so that they comply to RRA\u2019s rulings. \u00a0Importantly the rental comparables draw upon achieved as opposed to asking rents.\u00a0
