Vendors do not just want to hear that London demand exists; they want an agent who can describe it, price for it and reach it. The agents meeting these buyers describe a market split in two. As Boden puts it: &ldquo;Agreed sales in Guildford are 25% up on last year. Other offices in the surrounding area are struggling a bit. It&rsquo;s very much a two-lane market.&rdquo;<\/p>\n  <p>What separates the two lanes is, overwhelmingly, condition and price.<\/p>\n\n  <div class=\"quote\">\n    <p>&ldquo;The cost of borrowing and building works has pushed buyers towards turnkey properties. If a house is well-maintained and ready to move into, it excites people far more than a renovation project.&rdquo;<\/p>\n    <div class=\"attr\"><span class=\"rule\"><\/span><span class=\"who\">Theo James-Wright &nbsp;<span>Director, Blue Book Agency<\/span><\/span><\/div>\n  <\/div>\n\n  <p>Beyond move-in readiness, buyers are paying for lifestyle they cannot easily get in town: space, gardens, proximity to outstanding schools and amenities that earn their keep year-round. Trevor Kearney, founder of The Private Office: Real Estate, points to one in particular: &ldquo;If I could find a house with a padel court, I&rsquo;d sell them all today.
