London property sales and lets: the standouts of summer 2026

A £40m asking price in Belgravia, a £35,000-a-week let in Hampstead and an £8m waterside house in Cornwall. Summer 2026 was a hard quarter for prime property, and it still produced homes worth talking about.

Between July and September, LonRes members recorded nearly 2,000 London property sales and more than 8,500 London lets. Sales took the strain, with prime central London transactions down 10.2% year-on-year. Lettings held firm, with achieved rents up 6.3%. These are the sales and lets we liked most, chosen for character as much as price.

How did the prime London property market perform in summer 2026?

Unevenly. Sales had a difficult quarter in all three of LonRes's London areas, while lettings had a strong one.

In prime central London, achieved prices fell 6.5% year-on-year to an average of £1,505 per sq ft, and transactions fell 10.2%. Prime London saw achieved prices down 9.6% and transactions down 9.3%. The fringe held up best, with prices down 5.6% and transactions down 8.3%. Buyers negotiated hard: the average discount on initial asking price ran from 8.1% in the fringe to 12.6% in prime central London.

The detail is kinder than the headline. Houses in the fringe achieved 1.6% more per sq ft than a year earlier. In prime central London, 14.4% of properties sold within three months, ahead of 13.3% for Central London as a whole, and available stock is 6.7% lower than a year ago.

Lettings carried the season. Achieved rents rose year-on-year in every area: 6.3% in prime central London, 2.5% in prime London and 4.8% in the fringe. Prime central London rents averaged £71.21 per sq ft a year, up from £66.99. The number of properties let rose by 37.1%, 34.4% and 48.1% respectively on the previous three months, the summer peak arriving on cue. What does the summer tell agents heading into the autumn?

That pricing is doing the work.

Around half of the sales stock on the market in all three London areas has already been reduced: 52.1% in prime central London, 52.6% in prime London and 49.3% in the fringe. With average discounts on initial asking price between 8.1% and 12.6%, the distance between asking and achieved prices is where instructions are won or lost.

Lettings go into the autumn with more choice for tenants. Available rental stock is up 7.6% year-on-year in prime central London and 15.4% in prime London, and 29.8% of prime central London rental stock has seen a reduction. Rents are still rising, which makes achieved-rent evidence behind each asking rent more valuable, not less.

The Budget on 28 October will test conviction again. The homes above show that good stock still finds buyers and tenants when the price is grounded in evidence.
