At a time when AI is influencing the way we market property, buyers are increasingly seeking a more tangible connection. CGIs might secure the viewing, but once you're inside the property, it is the physical experience that shapes the decision.
Staging is fundamentally a marketing exercise to help a property sell or rent. It is the stager's job to appeal to the broadest audience while celebrating a property's highlights — the architecture, natural light and proportions — and softening, or distracting from, the less desirable features such as a compromised view, an awkward layout or a challenging room shape.
A carefully considered interior, designed around the likely end user, transforms an empty space into a home with purpose, warmth and aspiration, allowing the viewer to picture themselves living there from the moment they arrive.

Simple design considerations help viewers to focus, and therefore to make a decision more quickly. Where would my sofa go? Will a double bed fit in the spare room? Could I comfortably entertain eight people here? These are all questions the house stager should be addressing before occupiers even think to ask them.
Staging also creates a memorable viewing experience. After a weekend full of viewings, a prospective buyer is far more likely to remember a beautifully layered interior, with a considered layout and distinctive touches of design, over a white box that blends into all the rest.

At the top of the market, a finished home is expected
At the top end, staging becomes even more important, as high-net-worth individuals expect to purchase a finished home that is ready for immediate occupation. An empty property may showcase scale, but it will do little to convey the lifestyle that a premium price tag suggests.
